“Here we go again”. With the distraction of the resignation of Melinda Wall, almost everyone will miss the public forum on the Housing Element report. This report will be used as justification to annex more land and start building more homes, but this time with higher density. This report is flawed and based on straight line projections without consideration for recent economic events. These reports have proven to be wrong in the past and I believe this report is wrong today. We have always fallen well short of the projections and without industry we are just building a ghost town.

Housing element
Of course, this posting completely ignores the simple truth that developers stopped building two years ago. Several projects remain unfinished. When new housing starts resume, the first construction will be on lands already annexed. Of course, all of that doesn't make for a good rant.
Getting the ducks in a row.
Current construction is not an indication of future construction. This report is the ground work necessary for the next expansion of growth. Get the numbers wrong now, see the results later in over building.
Rant is more of a complaint that goes on to no end while a warning tries to bring attention to a problem. Kind of like the difference between Paul Revere and Joe Sousa.
New housing
I disagree with your statement regarding current construction not being an indicator of future construction. The current inventory of homes exceeds the demand and most of the developments in Los Banos presently have areas with infrastructure in place for new housing starts. Few of those developers seem to be in a hurry to build out. Only Gardens Five has a small section to the west between the existing development and Center Road with plans for construction as I understand it.
It would be surprising to find a developer looking to annex land at this time in this area. To whom would they sell homes?
